Andy Etheridge of E-Builders , has a wealth of construction experience that he drew on to complete two projects that I oversaw in 2015 and 2016-17 for a friend with dementia.  My friend lived in a 3 bedroom, 2½ bath townhome in Martinez, CA.  In early 2015 I had Andy and his crew completely tear out the master bathroom because it had a major mold problem and was unusable.  They stripped out all fixtures, walls, window, and the sub-floor, fixed the underlying problems, and rebuilt the room with all new floors, fixtures, vanity, tile, lighting, new window and door, and paint, even extending the entry wall to include the vanity area that used to be in the bedroom.  This made the original small bathroom comfortably larger… and it looked great!  After my friend moved out of his townhome, I got advice from a realtor/property manager about what needed to be done to prepare it to rent.  Other than the new master bathroom, there were many deferred maintenance projects throughout, a very uneven first floor, general updating, and a few surprises.  We discovered a serious mold problem inside the same interior wall on both floors, apparently caused by a long-standing leak in the roof.  Andy and his crew fixed the roof problem, tore out and replaced the affected framing (one stud was 98% rotted through), insulation, and wallboard, then textured the areas to match the rest of the walls.  Andy found that the load-bearing wall in the middle of the house wasn’t properly supported in the crawl space, causing the sagging floor problem.  He took photos to show me the crawl space problem area before and after his support fix so that I could see and understand what they did.  The back deck, which is several feet above ground over a downward slope, wobbled, needed more structural support, and was brought up to code.  Neighbors who are original owners confirmed that many owners brought suit against the original builder years ago for poor construction and early serious problems they had, so they weren’t surprised at what we were finding.  All these surprises caused the project to last longer and cost more than I expected, but the work was very well-done, and I appreciated that Andy gave me options and estimates on the repairs, upgrades, and updating.  The finished project looked great and the property manager had it rented quickly after it was finished.
